Why home inspection is important
Property inspection is an essential step in the building process. It helps prevent building defects from developing over time which can affect the value of your property. In an ideal world, the inspection would be carried out by the building contractor. But in an un-regulated and ultra-competitive industry, there is a temptation for them to cut corners.
That's why it's important you have a thorough independent home inspection carried out before the property is handed over. The inspection report will highlight defects during the build process which should be fixed before completion. This prevents costly building work and legal expenses which would be incurred later if defects were not spotted during the build.
What stages of the build process do we inspect?
Pre-slab stage â At this stage, the groundworks are checked to ensure they have been properly completed before concrete is poured. Errors at this stage can cause structural problems later which are particularly difficult to fix.
Frame stage â Once the frame is assembled it needs to be checked to ensure it has been constructed in accordance with Australian Standard 1684. A visual check is included to make sure the frame is straight and true and that there is adequate space between the members for blocking and nogging to be installed.
Lockup stage â At this stage, the build is nearly complete so the inspection will focus on the fit and finish of internal components and carpentry. One of the most important aspects of this inspection is to check the waterproofing which ensures all wet areas have been properly sealed before tiling commences.
Completion stage â Sometimes called a pre-handover inspection, this is the final stage where the property is checked to ensure everything is exactly the way it is supposed to be. Providing the other checks have been completed successfully, any problems at this stage will be cosmetic and relatively easy to fix.
